The current estimated valuation for 3 room flat in your area is around $330k to $340k with COV asking of around $35k to $80k. This varies on your unit's level, condition, facing, ethnic restriction and upgrading billing.

    Mike, my unit is blk 109 with Braddel MRT station at my doorstep and is on 8th floor facing Yeloow page Bldg. What would you reckon if my desired asking price is at $ 428K inclusive of COV ?

Dear JL,

Last transaction in Feb 2012 was $363k. I am marketing a unit nearby in 158 which is valued at $360k. If I am right, there is also a unit in 109 with value at $333k. Unless I am aware of the condition of your unit, it will be irresponsible for me to quote you any figures.
