What should i be aware of before co-owning a flat with my elder brother?
I am born in 1993, my brother is born in 1986. Getting our own home is a lifetime dream because we have been staying in a 2-room flat, rented from HDB, with our mother (our father has passed on few years ago). We are looking at getting a resale flat as we will be eligible for more grants than buying BTO. I'm already 31 this year but unsure if i will get married eventually, or if i want to get a house of my own when i turn 35.
Let's say if i would want to remove my name as a co-owner few years down the road, I understand my brother can pay me the CPF + incurred interest used, can this payment be done with CPF partially or it has to be all in cash? Are there any other significant costs involved that we should take note of? Are there any other potential complications that I should be aware of?

thank you.

Your brother is able to use his CPF OA funds to refund you the amount you have utilitised for this flat including the accrued interest. Are both of you Singapore Citizens? For withdrawing your name from the HDB, it can only be done after MOP has been fulfilled, otherwise you will need to appeal to HDB. Read More

Yes, we are both Singaporeans. I'm also considering if it would provide more flexibility if I just be the occupant and my mum be co-owners with my brother. If 5 years down the road, I'm sure that I will not be moving out anymore, can i replace my mum as a co-owner and will i have the option to wipe out my cpf to pay the HDB loan at that time? Thanks for your advice.
My Answer with regards to your Question:

You may want to consult with HDB to determine the most suitable approach based on your specific circumstances and goals.

Hi,

Yes, you're right about the above.

Also, you will need to fulfill the MOP of the flat first before you can "exit" from it to get your own flat.

Take note that If you were to be the essential occupier and not the owner, you will not be able to utilise your CPF funds for the flat. Also, only all owners' income will be used for loan assessment.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile +65 97 48 63 05. I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,
