Hi,

As a forigner, you only have choice of buying private condominium, apartment or executive condominium (EC) more than 10 years.
In general executive condominium was meant for SC, thus there are certain amount of subsidizes from the government. Thus price of EC is usually lower than private.

Of course, everything comes with a price. Appreciation from EC cannot match private, this is the only short coming from my analysis.
New EC are meant for citizen only, and you have to be PR to be eligible to purchase EC more than 5 years old.

Dependent on where you came from, it you are citizen or PR of USA, Norway, Iceland, Liechtenstein and Switzerland, you will be exempted from ABSD (Additional Buyer stamp Duty).

Due to current policy, all landed property are not open to any foreigner.

Not much to be discussed - commercial property is the way to go. The exemption of the 20% ABSD required when foreigners purchase residential property is good enough reason.
