The commission will be at least 2% of sale price plus GST depending on the requirements, pricing, speed of closing etc.

For selling HDB, it's 2%. You don't pay until the transaction is completed.

Most importantly, is engaging the right agent. One of the indications is the commission they take is usually at market value unless the task is difficult.

Commission is negotiable, though the market rate is typically 2%.

For me, I would always prioritize the selling price over the commission. Because I know that if I manage to get a good selling price for my Sellers, they would be more the willing to pay me the fair share of my commission.
