What is your view of staying on the ground floor? Yes, there is a chute inside the unit, surrounding is quiet. Is there any resale market? Are there many stories of owner facing rats, cockroach or break-in?

Hi, yes it may seem to be a concern but the main bulk is still the location of the unit. I sold a 4 room flat at Ubi a few months ago. The unit is on the ground floor and I only market it for a month before it was sold.

Good afternoon,

Rodents and pets issue will be something tha you have to tackle with for ground floor units. However, there are still a handful of buyers who prefer ground floor unit due to convenience, sizing and pricing.

Hi,

Indeed ground floor resale is less attractive to high floor.
However, there are also quite a lot of attractiveness to ground floor:
(a) convienancy, easily access to front & back.
(b) ease of access to own little garden,
(c) no worry of dripping laundary, laundry site is off position to top laundry.
(d) no worry about lift problems,
(e) no worry of leaking to neighbour below etc

Of course, there things that need to dealt with as well, such as rodent, croaches are the main worry.

It is all about perception to be truthful, because for rodent or pest issues, the main thing is to keep the apartment clean and these issues will be greatly reduced. I am speaking from personal experience.

If we look at what are the most prestigious properties, they are mostly landed homes, so the myth about higher floor properties are better is not correct if it does not apply to the right group of buyers.

For your information, I have buyers specifically only looking at ground floor or low floors units, therefore low floor or high floor is only a feature of the home but how to apply its benefits will differ.
