Hi Punggolite!

Current valuation from your series of 5RM flat is around $485,000 to $510,000. As you had mentioned, your unit is a low floor unit thus it will only go up as high as $500,000.

I will still recommend that you do a formal valuation to confirm on it. Expected COV could range from $15k to $35k depending on the facing, condition etc of your house.

I will not come out with unrealistic amounts to make you give me the chance to market your unit and end up disappointing you. If you need clarifications, you can just view those units on sale at the moment or past transactions on HDB website.

Hi Punggolite,

I believe you have posted a similar enquiry earlier and we have also reverted back with some figures.

My nearest example to quote is for the unit I have sold in BLK 172C on #8. Valuation came in at $485k for a mildly renovated unit and it managed to fetch a COV of $35k.

As these are from the same cluster, I'd like to estimate your valuation to be at least $485k, that is if the condition of unit is similar to that of mine.

Having stayed in Punggol for several years, I'd say I stand in a good position to assist you in selling your property if you decide to sell.
