Dear sir/mdm,

Kentview Park is a low density freehold boutique development of 48 units TOP sometime in 1994 if I am not wrong. There is no transaction recorded since April 2021 from my understanding, and there were a total of 15 profitable transactions since 2007, while 5 were unprofitable which last happened in 2003 basing on the records I have managed to find.

It will not be very accurate to provide an indicative value for this unit since there is little transactions within this development to take reference with. Is this unit 1,225sqft in size? If I were to base on recent transactions for similar projects in the vicinity, the ball park figure on a per square foot basis will likely be around $1,300 onwards, thus working out to be slightly under $1.6m. If unit's condition and facing are favourable, we are likely looking at a higher price range that can go as high as $1.8m. Alot will also depend if there are any similar units that are currently listed in the market and their price positioning.
