What is the time given to buyer (who bought hdb) to sell the private property ? Understood that it is 6 mth in the past. However, in tandem to announcement COVID-19 (Temporary Measures) that there is addition 6 mth given to married couple buyer who want to refund ABSD for selling their first private property, is there alike time extension given to hdb buyer to sell their private property?

Good morning Sir/ Mdm,

the duration still remain as 6 months as of now.

I feel because it involves monetary consideration (ABSD) therefore special measures are being introduced to provide those private buyers a longer duration to apply for ABSD refund.

But if you are worried that you are unable to sell off your unit within 6 months from resale HDB completion, I will strongly advise to keep a record of enquiries and viewings (virtual/ physical) in case we have to appeal for a longer duration. At least we can show HDB officer we have done considerable effort to find a qualified buyer as soon as possible.

Hope my sharing aids in clearing your doubts.

Yes, you're right. HDB purchasers are given 6 months to sell off their private properties upon the HDB flat purchase.

I can understand that with the current situation, where viewings cannot be conducted, it is hard to find a buyer for a resale private property.

Hi Sir
While there is no announcement from HDB on extension yet, It is wise if you can submit an appeal letter for extension of time rather than wait till the last minute. I have clients whose HLE has expired and then being extended for 2 months in lieu of the 2 month circuit breaker period. Based on that experience, HDB might allow you an extension of extra 2 months and anything beyond depends much effort your side did in marketing your unit. In fact even before COVID 19 HDB is known to be lenient in granting extension as long as owner makes some effort on marketing the unit. Hi,

The regulation is you are required to sell away your private property within 6 months after resale completion of the resale hdb. That actually allows the homebuyer some time to market their private property for sale. It may still be good to apply for extension, although approval is on a case by case basis.

HDB has not issued any extension notice at the moment. However, based on my experience, HDB is open for time extension based on a case by case basis. HDB will require supporting documents to show that efforts have been invested into the marketing process and the sale was not done due to market conditions before they grant further extension.

With an intensive and comprehensive marketing plan, most of my clients managed to secure their target price within 3 to 6 months of marketing.
