Like it or not, selling price currently may not be the transaction price. Recent transacted price may not indicate that your unit will be sold for similar price, however, it is relatively safe to make your plans around the already achieved price. Most recent unit sold for a 5I unit was $437k inclusive COV in BLK 401. You will need to take note that the pricing factor will differ significantly if PR or certain ethnic groups are ineligible to purchase. I have personally sold a handful of units in Woodlands on my own therefore with my current team of dedicated salesperson supporting one another in our operations in Woodlands now, this whole process of marketing units for our clients will be even more beneficial for our clients, who only have 1 point of contact with us yet enjoy the impact of having the entire team assisting in the marketing efforts.

Based on the latest 30 transactions spanned from Nov 2010 to Jan 2013, the highest price transacted was $620k. This amount was transacted for several units therefore I am pretty certain that an Executive unit in your area is likely to achieve $620k with some efforts to market the unit proper.
