Good morning buyer,

Resale EC is considered by most as semi privatised after 5 years and fully privated after 10 years.

SC and SPR can purchase it after 5 years while foreigner can only do so after 10 years.

The only difference between SC and SPR purchase is that the application of stamp duties.

SC wont have to pay ABSD if its a first property purchase while SPR needs to pay 5% ABSD.

SC & SPR can buy an EC in the secondary market. No restriction.

SPR will need to pay ABSD.

Hi,

Yes both can only buy resale EC after the EC has touched 5 years. Only difference is the stamp duties payable. For SC its 3% for SPR its 8% (if purchasing as 1st property.)

Dear Sir/Mdm,

Both Citizen and SPR may purchase a resale EC 5 years after the TOP. The only difference is the amount of stamp duties that is payable. If a Citizen and SPR purchase the property as their matrimonial home, they can apply for a remission of Additional Buyer Stamp Duty (ABSD). However, if the PR were to purchase it as the sole owner, he or she will be liable for the 5% ABSD.
