Hi Joseph,

Yes typically there is an in-principle approval process where the applicant furnishes all the documents required to the banker, and the banker will assess the max loan attainable.
If the supporting documents are all provided from the onset, it usually takes 5 to 7 working days to get an outcome. If the applicant is a non-local, that process may take longer up to 3 weeks since the application needs to go through more departments for approval.

Once there is an indication of the max loan attainable, you can provide the option to purchase of the property to the bank which will then proceed with confirmation of the final loan amount they will be able to approve and support for the purchase. There will be a term sheet and bank letter of offer to state all the terms and conditions for the loan package, and when will the loan be disbursed and monthly repayment due.

If you have submitted all required documents for the bank loan, the entire process of loan application can be quite fast, unless there is some issues with credit records or other financial issues, therefore it is wiser to officially do up your in principle approval first before heading into a purchase transaction.

For loan to be disbursed, the transaction of purchase has to be completed and the lawyer will make arrangements with the banks to do the necessary.
