Hi,

1) The process is the same for everyone in Singapore buying a condo.
2) You have to know that a bank can only loan a maximum of up to 75% of the market value of the property, you have to prepare a 25% downpayment.
3) 1st you have to understand how much you could leverage from the bank. We are using TDSR here to determine how much we could borrow.
4) 2nd decide on the area and types you can buy based on your budget.
5) 3rd pay 1% for an OTP (Option-To-Purchase), 4% on 14 days to exercise the OTP. Finally, 95% on completion which usually takes about 3 months from the date of OTP.
6) Once offer an OTP, you must approach a bank to get a LOO (Letter-Of-Offer) for the loan.
7) Approach a conveyance lawyer who is on the bank's panel to process the paperwork for the purchase.
8) Pay stamp duty within 7 days upon exercising the OTP.
9) Collect keys on completion day.

Note: Stamp duty needed to pay are as follow:
(a) Buyer Stamp duty: ~3% for property below $1M, ~4% for property above $1M.
(b) Additional Buyer Stamp Duty (ABSD): 20% of the value of the property.
