If you were to look up HDB website to search for past transactional data, you would notice that there are a total of 4 resale transactions along Serangoon North Avenue 3 for 5room HDB and there is only a unit which is a low floor unit (#1-#3) therefore buyers will tend to benchmark against this transaction at $490k which happened to be the latest transaction in July 2014. Having said that, it will still pretty much depends on the actual conditions of your unit, if you have done any renovations to keep up the feel of the unit recently, is the unit affected by afternoon sun or has a bus stop just in front of the windows so on and etc, this may change the overall pricing expectations of a buyer.
Are you considering whether to sell or not? Perhaps it is good to speak to a consultant to find out the pros and cons, the existing market sentiments and what can you be expecting throughout the sales process before you make that decision, especially so if you are required to purchase after sale.
