The current estimate valuation for such units is around $510k to $535k. The possible COV asking would range from $35k to $65k, depending in actual location, facing, level, condition and ethnic / SPR quota.

Hi Gideon,

Are you referring to 172X series of units or those behind Punggol Plaza.

It makes quite a different as 1 cluster is premium units and the other is standard units. I was staying at 172x series and sold a year ago at $480k value with $35k COV. The estimated COV now is in the range of $500k or upwards with COV ranging from $10k to $50k or even more, subjective to the conditions.
