What is the general asking COV of a 4 room flat at admiralty near MRT

Dear sir/madam,
It is very subjective on the asking COV, as the amenities available near to Admiralty MRT pales in comparison to the neighbouring station. Just like @ Yio Chu Kang, there is a 4room flat high floor unit directly opposite the MRT station asking only $20k COV negotiable. House is not exactly well renovated but is very well kept and move-in condition.
What is the condition of the unit you are referring to?
