The estimated valuation will range from $460k-$490k. Average COV around this area is $25k up, depending on condition of unit.

If you are taking a bank loan for your next purchase, you need not put 50% of your cash proceeds. It is only applicable if you are taking a HDB loan for your next purchase.

Morning Salleh,

Estimated valuation will be around $470k +/-. COV will depends on your house condition, facing (unblocked), floor level (high floor) etc but average will be $30k +/-.

If you are really keen in selling your house, I will recommend to spend a minimal amount of $170.50 to request for a formal valuation. =)

If you are taking bank loan for your next HDB purchase, 50% wont be needed to be utilised for next purchase. Unless you are taking HDB loan, 50% sales proceeds will be retained.

The current going valuation ranges from $460k to $90k with asking COV of $15k to $35. If you are taking bank loan for your next purchase, you are only required to pay 5% cash and 15% CPF, with 80% loan from bank. The balance of the cash profit is yours to keep.
