SRX X-Value is just an indicative figure, based on recent transaction. It is data driven.

Indicative valuation is similar, though it can differ from Valuer to Valuer.

Actual Valuation will be assessed by Valuer, by going down to the property and assessing the attributes of the unit.

Valuation is not like a Sum of 1 + 1 = 2. It is about opinions of the individual, together with the metrics using for assessment, to form a basis.

From my experience, sometimes x value may not be accurate because of the lack of comparable transactions. I usually advise my clients to take reference from the bank valuation from different banks as well as the recent transactions for a better idea. Together with the floor level, facing, direction and condition of the house, we will then know how to price the property.
