Estimated valuation could be in the range of $320k to $330k and you can probably demand a COV of $20k onwards depending on your house condition, floor level, facing etc.

But I will always recommend my clients to spend a minimal amount of $170.50 to request for a formal valuation.

Why rely on past transacted prices and estimated figures when actual figure can be easily obtained?

I am assuming that you are an owner of the mentioned property to derive this question, since buyers can easily find out approximately how much it will cost them to buy a unit in the area.

I have to agree with YT that why rely on PAST transactions as reference data when they are already in the past or estimated figures when you can spend $170.50 to get a proper valuation done if you are serious about selling? Or do you have other concerns in mind to make your decision?
