Hdb Median rents at toa payoh for 4-rm is at 2.5k, but if your unit is closer to MRT/amenities and condition/age is newer, it may be able to fetch higher than that. Yes, when you appoint an agent, they are supposed to act in your best interests. Thanks and may I understand your plans further so to value-add better to your housing plans?

Recent transactions ranged from $2.5k to $3k. Normally price difference is based on floor level, house condition, facing, furnishing options etc.

Btw may I know have you fulfill your Minimum occupation period?

Procedure:
1) appoint a representative
2) I bring qualified tenants according to your requirements for viewing
3) settle paper works if both parties agree on rental
4) handover

Toa Payoh is quite a big estate with units stretching from TPY to Braddell MRT station. Sizing of unit, layout, age, actual location, condition and facing of unit can affect the asking rental as well. The pricing would range around $2300 to $2700.

The recent transacted rental for a 4 room flat at TPY central ranges between 2.6k to 3k in the past 3 months. The difference in price is usually due to the condition of the unit as well as whether any furnishing will be provided.
