As HDB regulations have changed since March 2014, we will not be able to obtain valuation of unit without a valid OTP. However, we can estimate by using comparable transactions nearby your block.

HDB 4-room 93sqm units at blks 108,110,217 jurong east are selling around 430K. Given that your block 105 has about 10 years more lease than those blocks, it should be able to fetch around 500K or thereabouts.

I do have some Clementi buyers keen to move to the Jurong East area. Can we get in touch for them to view your units? Will also be glad to understand your housing plans further before we take things forward. Thanks and hope to discuss further.

The estimate selling price for your unit ranges around $430k to $445k. The room for higher pricing might be limited due to the fact the lift upgrading have not being billed.

Hi James,

Based on the number of transactions this year captured, your probable selling price is likely to be close to $400k, either excess or short of. Supply of units here is not exactly high but with 5 transactions clocking in this year, it is actually considered in healthy demand. I have also recently sold a EA unit in Jurong West within a month of marketing the property and I suppose that we are still seeing ongoing transactions across the island with Jurong clocking in one of the highest number of resale transactions constantly. As long as you have priced your unit realistically with respect to the existing conditions, it should be relatively smooth to match buyers and may even look at some slight premium over the sale.

The recent highest transacted price for a 4rm in your area is a mid floor unit at block 115 @ $433k. This was done in Aug 2014.

Your 4rm flat @ block 105, being higher on 13th floor and nearer to JE central / MRT than block 115, should fetch higher than $433k.
