The last EA transacted in Yishun St 71 was a 145sqm #11-15 floor unit at $557k in July 2011.

You can take the price as a guide. The official valuation should be quite close to this price. Of course, it depends on the facing and condition of your unit.

As for COV, $50k may be a good estimate.

A unit in need of renovation will likely be able to call for about $20k COV to be realistic, however, since your unit is on a high floor and if it is with good facing and environment, it can probably go up to $30k at least.

You can look to sell at about $580k for a start and see the sentiments from there.
