THe current estimate valuation is around $340k to $350k. The realistic closing COV should be around $25k to $35k, depending on your unit's level and facing.

That aside, can I know the reason for you to consider selling?

Mike has painted a rosy picture for you in realistic closing COV at $25k to $35k. If you are a buyer, will you be comfortable in paying this amount of COV?

My advise to you is to not look so much into how much COV you can achieve but rather how can you increase the probable valuation to help offset the need for high COV. As you know, the lower the COV, the bigger pool of buyers you may have and yet it does not make a difference to your profit or cash proceeds (if it's a positive sale). This will not only help buyers but also yourself to sell the unit fast.
