Selling commission is at 2% of the sales price and purchasing is at 1% of the sales price. Commission is subject to GST.

Have you done your HFE for the purchase and the Intent To Sell for the sale? The cash outlay can be different if you are using bank loan or HDB loan. If you intend to use the funds from your sale to finance the purchase, this can also be planned out. The upfront outlay will be $5,000 for the deposit and Option fees for purchase. The rest must be planned.

Do you have any outstanding loan at the moment? If so assuming you get back 200k sale cash proceeds + cpf refund, plus another 200k - 250k loan, you should be able to purchase with minimal cash top up assuming no COV scenario for your purchase. May I have more info on your figures so to give you a more detailed picture? Has your MOP of 5 years been already fulfilled?

To understand how much cash outlay you will need, we will need to calculate how much sale proceeds in cash and CPF you can get back from the sale. With this information, we can calculate and determine whether is it sufficient to buy a 400k flat and what is the loan amount that you will need to take up for the purchase and the monthly mortgage. You will also need to buffer some cash for renovation of the new flat.

Apart from the finances, we will also need to plan the timeline in a manner that you are able to transit from one house to another without the need for an interim housing solution. I have assisted many of my clients to transit smoothly and seamlessly from one place to another.
