Afternoon,

Selling and buying HDB unit concurrently would require contra facility. This only works if you are taking HDB loan for your upcoming purchase. Hence 50% of your cash profit, if it's more than $50k, must be used for the upcoming purchase. HDB loan amount will be equal to valuation - CPF monies - 50% cash from resales. This loan amount is also dependent on your credit and income status. The handing over and taking over of keys will be on the same day. The whole process will take about 3 to 4 months.
Otherwise, you can have the resales and purchase done simultaneously. Depending on your liquidity, you can sell first and buy later or the other way around. This will allow you to plan the renovation and move-in date as the handing and taking over dates will be different. This process will take about 4 to 6 months.
Whatever the case, to sell and buy concurrently or simultaneously, you must have the sums and timing planned well.

Hi Mr,

base on where is your loan from, basically there is 2 type:

1) Your current loan is from HDB. And you are going to loan again from HDB. In this case, HDB will process a "contra" for you. The process will be straight forward.

2) Your current loan is from bank, and you going to loan from bank again. So precess is a bit complicated. You need to proceed a short term loan from bank call "bridging loan". A few hundred interests will be involved.
