What are the HDB eligibility rules for resale flats?

What are the HDB resale eligibility conditions and requirements for an SPR?
How do you check if I am eligible for HDB?
Can I sell my resale HDB flat before 5 years?
Can I rent out my resale flat before 5 years?

To be eligible to purchase a resale HDB flat in Singapore, you and/or your family members must meet the following criteria:

Citizenship: At least one applicant must be a Singapore Citizen.

Age: All applicants must be at least 21 years old.

Family nucleus: The applicants must form a family nucleus, which can consist of a married couple, siblings, or single parents with children.

Income: The combined income of all applicants must not exceed the income ceiling, which is updated periodically.

Ownership of property: You cannot own any private property, or have disposed of any private property in the past 30 months.

Minimum occupation period: You must have fulfilled the minimum occupation period (MOP) of 5 years for your current HDB flat, before you can buy another HDB resale flat.

Outstanding housing loans: You cannot have any outstanding housing loans with HDB or banks for any other property.

Ethnic quota: There are ethnic quotas for HDB resale flats, and applicants must ensure that they do not exceed the quota for the area where the flat is located.

It's important to note that these eligibility criteria are subject to change, so it's always best to check the latest rules and regulations from the Housing and Development Board (HDB) in Singapore.

Hi,

1) The HDB flat is meant for Singapore Citizens (SC) and Singapore Permanent Residents (SPR) who decided to settle in Singapore.
2) The HDB board is served to encourage SC and SPR to build a family as soon as possible.
3) Therefore the majority of the eligibility schemes you may see are for family nucleus, and minority for Singles who decided to stay Single. This was the main reason for the age limit.
4) The only difference between a new flat and resale flat eligibility is an additional of the Non-Citizen Family Scheme.
5) This is meant for families comprised of non-citizens and non-permanent residents with at least one Singapore Citizen to be able to buy a home of their own.
