Good day,

I have helped several of my clients to appeal on early MOP for the sale, and some have gone on to successfully sell off their place at market rate. I have observed it is getting tougher to get this early approval nowadays even with a strong case such as family altruistic and financial difficulty reasons, hence it will be ideal if I can have more info so to advise what's the best approach.

May I know how many years it will be till the MOP is fulfilled? Hope the above clarifies. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.

HDB Sellers 4-room BTO - Christine & Tay

We were looking for agents to help us with urgent appeal for early MOP and to sell off our flat. As it was 2 years before MOP, most agents who reached out were reluctant to assist much and unresponsive. Ivan was very understanding of the situation and patiently assisted us with our queries and even drafted the appeal letter for us accordingly. Although the appeal was rejected, he was not disheartened and would occasionally follow up to check in. The next year we appealed again and managed to successfully get permission to resell our flat pre-MOP on open market. Good morning,

Do you have any valid grounds to support your appeal? Overgrowing of family size thus existing unit is too small. Parents' health? Need parents' assistance to take care of kids.

Do bear in mind that appeal is based on case by case basis.

If you are able to obtain a success appeal, I dont see any reason why you cant sell at or above market rate unless your unit has ethnic quota issue.

All approval for sale before MOP will be considered on case by case basis, on individual merits and reasons. We can't advise. As for the price, we cannot tell if HDB will decide to take back the unit or allow you to sell in the open market.

Hi,

1) The success rate of selling at the market rate before MOP is getting slimmer nowadays.
2) You could have been aware that most BTO building periods had been extended from 2~3 to 4~5 yrs since the pandemic.
3) Therefore most that had been successful to sell their BTO before MOP were to surrender back to the HDB at 90% of the purchase price.
4) So that the HDB can sell these newer HDB flats back to the market under the SBF scheme.
5) Those who bought these flats under the SBF will have a refreshing lease of 99 yrs.
6) These flats are very popular with the public who wished to have their flats ready.

It is possible to get a waiver for MOP but HDB assess each case on a case by case basis. I have successfully helped my clients to get waivers before and sold their unit at a high price. The high price is usually possible because of the lesser competition in the cluster as other units are not eligible for sale.
