We plan to sell our private property and buy resale HDB with government grants.

Additional information :
- We bought resale HDB many years ago (1998) when we were PR.
- The resale units were bought with sibling before our married. So I guess no grant was received at the time and we pay for full resale price
- We bought our private condo together in 2005
- We sold our HDB separately in 2007
- We converted to citizen in 2010
- Our household income is less than $11k
- Are we consider first timer for HDB purchase?
- Do you suggest we buy resale or new HDB?
- What grant and how much could we get?
- What is the best way to do if we sell our private to get the most financial benefits? e.g. rent for 30 months and apply for new or resale HDB

Hi Mr Teo, if you have a holding place and is able to wait, then going for new HDB unit (BTO) would be better as there would definitely be good resale value should you decide to sell off the HDB unit in future.

Hi Mr. Teo,

If you have yet to purchase any subsidized housing, you should be considered a 1st-timer now that both of you are SC. BTO are already considered subsidized housing, for your income profile I don't think there's any grant you can tap on. There's also the 4 year construction period you need to wait out, and you need to wait out a 30 month period after selling your private condo before you can get the flat. That's almost a 7 year period before you get the keys. For most people, I don't think they are willing to rent so long.

For resale you might be able to qualify for 1st-timer grant. Typically it takes about 4-6 months for hdb resale paperwork but you need to sell your private property within 6 months of key collection to resale HDB. Hence the waiting time is much shorter and you get to see & feel the layout and location.

Some things are subjective such as location, schools and unit size which only you know your preferences best.

As you are currently the owner of private property, you will need to wait for 30 months before you are eligible for BTO unit. I would suggest that you choose to sell your unit first, obtain a buyer before looking for a resale HDB unit. Utilize the fund from sales to facilitate the purchase. Wait it out for MOP before you choose your ideal BTO unit.

Hi Mr Teo, the basic eligibility to purchase a resale or new hdb is you must not hold any property. If you own a private condo at the moment, you may purchase a hdb but must dispose the condo within 6 months. Hi Mr Teo,

If you were to sell away your private property, you will need to wait out for 30 months before you can apply for a new BTO or in any way get the benefits of CPF Housing Grant.

In my opinion, it is not worth you paying 30 months of rental just to get this "savings" in Housing Grant.

If you firm on looking to downgrade to a HDB, a better approach would be to cash out from your private, and get a resale HDB flat. With the excess monies, you can put it to other forms of investments.
