We own a fully paid HDB while my wife has another condo with outstanding loan. If we jointly buy a new condo, the ABSD is based on 12% (2nd properties) or 15% ( >2 properties.) LTV is based on 75% or 45%?

Hi,

Based on the info shared, the next condo will be counted as the 3rd residential property (highest rate of all purchaser profiles, since your wife already holds 2 properties ownership). Thus the ABSD rate will be 15%. As for max LTV, it depends on how you structure the loan and the TDSR requirements.

It will be based on 15% as your wife is already owning a HDB and a condo. As for the LTV, it depends on whether the condo is paid up. If it is fully paid up, the LTV can be 75%, if not it will be only 45%.

Should your wife decide to be joint owners for the new purchase and without disposing any of the properties on hand before the new purchase, the ABSD applicable is at 15% as it will be the 3rd property owned by your wife.

Separately, loan quantum is based on the borrower who has how many housing loan. So if Husband is the sole borrower and with no existing loan, he qualifies for 75%. Wife will just need to be owner but non borrower, therefore you will probably need to do some financial calculations into your situation to optimise the situation.

Based on your description above, you will be liable for 15% ABSD and LTV is based on 45%, subjected to TDSR requirements.

However, if you purchase under your sole name, ABSD will be 12%, and LTV is up to 75%, subjected to TDSR requirements.

To save on ABSD and to capitalize on leverage or maximum loan, you n your wife can consider selling all existing property , thereafter each buy a property individually , the result will be NO ABSD assuming both of you are singaporean , loan will be 75% which is the maximum under present TDSR total debt servicing ratio rules , understandably how much one can loan also depends on age and income . HI,

If this is a jointly purchase of a new condo, then the count of the property will follow whoever is higher which in this case will be your wife and that mean it will be considered as 3rd properties and the ABSD will be 15%.
Assuming the loan will be under both names, then will be 45%; or 25% if the loan tenure is more than 30 years or extends past age 65.

The quick answer is as per shared by fellow realtors. 15% and 45%.

Whats important in your case is to consider if there is a need to keep the current condo that your wife owns.

There is also another method to own a 3rd Property without ABSD, and yet with it being financed by a loan. Not everyone is able to do it and I will need additional information to work it out for you.
