This would depend on your current financial status. Do you need the fundings from sales for the purchase or are you taking bridging loan to purchase before selling your unit?

Let's assume that we exclude the hunting and marketing period, the entire transaction time should be around 20 months.

Let me assume that you are staying in a resale HDB flat now.

You have two options:

(1) either sell first, find a temporary accommodation then purchase another resale flat.

(2) sell and buy at the same time.

Different options will take up different duration.

Dear owner,

In order to qualify for selling, you will be required to have met your Minimum Occupation Period. Before we proceed into taking any actions, you will also need to assess the financial aspects to determine if you need to sell first before buying or you can actually buy before selling.

In most scenarios, my advise is usually to sell the unit first before purchasing such that you will not be in a difficult situation to sell your unit at a lower than expected price due to your confirmed purchase, however, this could work negative if the unit you have purchased requires extensive renovation so there will be periods where you do not have proper shelter overhead.

Based on my experience, if all is smooth sailing, the entire process should take around 2.5 months at most.

A normal time line for a pure buying or selling (Hdb Procedure) take about 4month +/- for the process to be completed.

As for selling + buying, we will normally plan to suit each and every need. Base on funding, duration for selling and duration for house hunting. Etc.
