we have a HDB flat and is looking at selling our HDB. MOP alr fulfilled.

we saw an ec which we like (it's on special approval for sale before 5yrs mop; about 4yr frm TOP, need 1yr more).

i only have 6 mths to sell my hdb... what happened if I don't?
what happened if the EC reaches her 5th year and i still hadn't sold my hdb...

If you do have 6 months on your hands to sell your HDB, it is sufficient time to stage the sales. Perhaps you could consider marketing your unit earlier , if you are worried. However, please take note that it is not only about timing that is crucial in the sales of your unit. It also depends on the kind of massive advertisement/ exposure your unit gets and how much it is being promoted in the market that will make a difference.

Hi Ms. Faith,

For EC that has been granted special approval for sale, typically the buyer has to fulfil the EC eligibility conditions, namely not earning more than 14k per month and didn't take more than 2 subsidies. Is that the case for you?

Yes you are required to dispose your flat within 6 months of key collection of EC. That is more than sufficient time with the right marketing and pricing strategy. If its not sold within the stipulated period, hdb can choose not to approve the EC purchase or require some penalties to be paid subject to hdb discretion.

Assuming you already have the funds to buy the EC before selling the hdb, as per your question , it should be easy to sell your hdb , the worse case scenerio is you will not be allowed to rent out either of your property , and it will not be favourable to you if hdb confiscate your hdb as it would be at a low monetary value .

It is highly unlikely to be unable to sell a unit within 6 months if it is priced reasonably and without major objections in terms of environment factor. The key for such scenarios usually revolves around pricing to sell. Hi Ms Faith,

To buy an EC with special approval of sale, you will need to fulfill the requirements to purchase an EC, ie the family nucleus and the income ceiling. You will also need to fulfill the remaining term of the the MOP.

6 months is definitely more than enough time to find a buyer for your HDB provided you have an comprehensive and intensive marketing plan. For most of my units, I managed to find a buyer under 3 months at my clients' desired price.
