We gotten hdb approval to sell off our 4.5years BTO in punggol. 5 mins walk to MRT. We are planning to do open listing in hope to get a buyer faster as we intend to move out as soon as possible. any agent recommendation?

Good morning,

With open listing, your agents may not be willing to work for your interest as the lucky agent with the buyer of the right price will likely close the deal. Many will then to use your listing to attract buyers and serve them on other properties that they might be interested in. Why not engage an agent to be your sole marketing representative and get the job done in your favor?

Hi,

It is a misconception that open listing will generate more buyer interest. What usually happens is a lack of commitment and agents just posting the lowest price and sitting on the listing passively waiting for calls. Price control is absent and buyers come in without being qualified resulting in a waste of time and resources. You can do a quick search on some of the units in your nearby blocks at Punggol to imagine why, theres quite a number of open listing arrangements which only serve to confuse potential buyers. You will be placing competition at the wrong place.

Working exclusively with a committed and professional agent is more effective as he/she will recommend strategies which are more proactive in nature, as well as maintain regular communication and see things to conclusion. Your property exposure will be maximized and only qualified buyers are brought in for viewing.

In my humble opinion, it will be better if you engage an exclusive agent who is experienced and has a strong track record. I assure you the price that you achieved at the end of the day will outweigh the commission that you are paying.

Engaging multiple salesperson will result in duplicated efforts and they will not invest 100% of their resources into marketing your property since the commission is not assured. Your interests will not be protected as salesperson will just push down the price to close the deal so that they can secure the commission.
