We are Singapore PR couple looking to downgrade from condo to HDB resale flat. Is there any income ceiling to buy an HDB? We have an outstanding loan on the current condo.
What is the current rule on owning an HDB?
What is the best solution to have a smooth transition from the condo to HDB?

Hi,

There is no income ceiling should you buy a resale HDB flat.

However, do take note that in order to be eligible to purchase a HDB flat, both you and your spouse should be PR for more than 3 years.

Also, do take note that you will incur an Additional Buyer Stamp Duty (ABSD) of 5% of purchase price, apart from the normal Stamp Duty.

Upon purchase of the HDB, you will be liable to fulfill a 5-year Minimum Occupation Period (MOP), before you can sell the HDB flat.

To ensure smooth transition, it is advisable to do proper timeline planning before making any selling/buying decisions. I can assist you in your timeline planning.

Good evening buyers,

Can I check whether are both of you SPR for at least 3 years respectively?

Cause you have to be in order to be eligible to purchase a resale HDB.

Not to worry, there will not be any income ceiling applicable to both of
you as you can only obtain bank loan. (If SC will like to obtain HDB loan, there will be income ceiling applicable just FYI).

It will be best to sit down and discuss over your property purchase. From there, we can explore what are the options available for you.

I will have to do up a full financial plan to see whether do you need to sell first then purchase or you can purchase first then sell. We will have to consider other factors in your plan as well.
