We are Singapore PR + Citizen couple, owning a EC from developer, can we still apply for BTO (not resale HDB) while holding on to our EC? We are prepared to sell the EC after we have collected the key for the BTO.

Good afternoon Sir/ Mdm,

You are not eligible to apply for BTO while holding on to your EC as EC is considered a private property. If you wish to proceed with this option, you will have to sell off your EC first and observe a waiting time of 30 months before applying for a new BTO.

Care to share your intention behind this move so I will be in a better position to advise and assist further.

Hi,

Unfortunately no, you need to sell off your EC first, wait out 30 months, before you are eligible to apply for the BTO. Also do note resale levy applies as the BTO will be your 2nd subsidized flat. Also as a 2nd timer , the chances for the BTO will be low also as its often oversubscribed and priority is given to first timer couples without any flat.

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Dear Sir/Mdm,

Transiting from an EC to a BTO is not a good option because of the long waiting time. To be eligible to apply a BTO, you will need to sell your EC and wait out a 30 months period. Assuming you managed to ballot successfully for a unit immediately, you will need to wait for 3 to 4 years for the BTO to be ready. The total waiting period can be about 6 to 7 years and during this period, you will need to factor in the house of your housing if you are renting a place. Buying a BTO will also incur a resale levy of $55,000.

Therefore, I would usually encourage my clients who are EC owners to go for either private condos or resale HDB instead. Please feel free to contact me so that I can understand your requirements better so that I can provide you with more informed advice.

Hi,

I regret to inform you that you're not eligible to apply for a BTO flat, as you currently own a private property (your EC).

One of the pre-requisite for applying for a BTO is not to own a private property for the past 30 months. Should you wish to apply for a BTO as a second-timer, you will need to sell off your EC, and then wait-out a 30-month period before you're eligible to apply.

It's also worthy to take note that the chance of successful BTO application for second timers is very slim. Should you be lucky enough to get a ballot number and choose a unit, you will also be liable to pay a resale levy as this is your second subsidized flat.

Hi,

1) Unfortunately you are not eligible to apply for BTO while owning an EC.
2) ECs that completed MOP are considered as private residences therefore it follows the HDB ruling of waiting out for 30 months after selling to be eligible to apply for BTO.
3) In order to downgrade back to HDB, you have 2 options:
(a) Rent for 30 months after selling then apply for BTO.
(b) Buy resale HDB, complete the MOP then apply for BTO.
