We are owner of a 4room flat in Taman Jurong. We are selling it since 1st Aug and brought a EC and think the OTP is end Dec or early Jan next year. I am kind of worried because if we dont sell our flat in time, we wont have the 15% payment in time too. Please advise wat we can do if this happen. Thanks so much.

Hi,

Its best to go for more aggressive marketing to secure a buyer, as it appears time is of the essence now with the TOP of EC coming. May I know which EC you have purchased? I am not sure which part of the 15% payment you are referring to, as usually the 5%+15% has to be settled within 8 weeks of booking? From developer's perspective, if the payments are not sorted out, they will not allow the buyers to collect keys and may also charge late payment interest.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Good morning seller,

Do take note that CPF will only be refunded in 2 weeks time from sale completion and law firm will require 2 to 3 weeks to withdraw to pay 15% downpayment so you have to work your timeline backwards.

So for your purchase, I suppose you have an arrangement with the developer to lengthen the whole purchase.

There are few things you can do:

1) once secure a first appointment date, appeal for earlier first appointment date so the whole sale process will be shorten.

2) If you cant make 15% payment in time, usually there will be late payment penalty in terms of interest.

3) you can write in to developer for waiver of late payment penalty.

As for your sale, might need to double up on the marketing but not to worry, you will be able to find a qualified buyer soon as long as your pricing is right in current slow moving resale market.

Hi,

The timeline is as such:
(1) Earliest HDB 1st appointment now is up to 1st week of November.
(2) Express completion if your buyer agrees would be 6 weeks from 1st appointment; 3rd week of December.
(3) 2 weeks for the CPF to refund to your account; end of December/1st week of Jan.
(4) 2~3 weeks for lawyer to process CPF to pay developer; 3rd week of Jan earliest.

As you may see you have an extremely tight timeline.
What you can do now is to push all the way out to improve your marketing to attract potential buyer as soon.

If otherwise, you should pay a attractive commission of 2-3% to many agents from various different property agencies to market your property aggresively .
