Afternoon Pearl,

Under the new HDB regulation, upon purchase of a resale unit, you are not allowed to rent out the whole unit, unless with special approval.
As for investment aspect, it's quite clear that Marine Parade units have good appreciation value. However do noted that the owner is required to stay in the unit for a minimum of 5 years, before they are allow to sell it off to the resale market.
