We are in the midst of submitting our resale application to HDB. The seller has requested for extension of stay during OTP with no discussion/agreement on the terms and conditions of the extension of stay. Can we now draft out the terms and conditions of the extension of stay including a request for rental? Also appreciate to share a template in drafting out this. Thank you.

Dear sir/mdm,

Was the extension request part of the sale condition that the seller had before accepting your offer? It could be based on the expectations that there is no rental involved during the extension. Am unsure if you have appointed any agents to represent you in this purchase, but you better work out these conditions as soon as possible with the seller before submission of resale application.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Hello,

It's unfortunate that this happened at this juncture.

It is possible to apply for extension of stay at this time (please write in to your HDB officer directly), and do ensure that terms such as extension period, who to pay for the admin fees, utilities, increased property tax during extension of stay, monthly conservancy charges etc, are agreed upon and stated clearly in the agreement.

Good luck!

Hope this helps
