We are family with school going children and want to sell our current EC already MOP. Can we buy a newly launched EC looking at Piermont Grand for and 2 or 3 bedder balance units as it is right beside the Punggol Cove primary school.

For your information, Piermont Grand does not have any 2 or 3 Bedder at the moment. 4 bedroom unit with 1356 sqft is available though.

Yes you can buy a newly launched EC. However do note that Piermont Grand is only left with 4 and 5 Bedroom units. Should you want to be kept updated in the event any 2 or 3 Bedroom units become available, please do contact me ASAP so I can inform you immediately.

Alternatively if you are open to other ECs, you may want to consider:
1) Parc Greenwich (Fernvale, Sengkang)
2) Ola (Anchorvale, Sengkang)
3) Provence Residence (Canberra)
4) Parc Central Residences (Tampines)

Dear Sir/Mdm,

Yes this is possible but there are some considerations that you may need to take note of.

1. There is a resale levy of $50,000 when you purchase a new EC.

2. For Piermont Grand, only a couple of 4 bedroom units are still available. the 2 and 3 bedroom units are sold out already.

3. If you need the sales proceeds of your current place to finance the purchase, you will need to rent an interim place to stay while waiting for the new unit to be ready. If you are able to purchase the EC first while still holding on to your current place, then the cash outlay will be significantly higher.

Hi,

If your current EC is also new unit bought directly from Developer, unfortunately you can't purchase another new EC from developer immediately. This is because new EC applicants cannot own private property (including your just MOP EC) within the last 30 months before applying for this new EC from developer. You need to sell off your current EC, wait out 30 months, before you can apply.

You can purchase the nearby resale private properties nearby such as Watertown or Treasure Trove no issue. There is no need to wait out 30 months.

I'm sorry to inform you that you will not be eligible to apply for a brand new EC, as you currently own a private property (your current EC).

You can only apply for another EC (as a second timer) if you sold your current EC and wait out a 30-month period. This is assuming you meet all other eligibility conditions as well.
