To be honest, renting out one room will only be sufficient for you to offset part of the mortgage and not fully. However, you will be able to minimise your cash outlay while waiting for the condo to appreciate in price.

I have assisted clients to purchase and minimise their cash outlay and made a profit even before the development has TOP. In this case, the ROI is quite high due to the lower cash outlay.
