Usually how long will it take to sell a house? My house on the market for almost a year now at tampines street 22 low floor and buyers offer was as low as 400k should change agent or should I be patient and just wait?

Hi,

May I know what is the size and condition of unit? Current HDB market sentiment is a bit quiet, it can take a bit of time to secure a buyer. As long as the price is reasonable, it shouldn't have an issue securing a buyer. What is crucial is that there should be consistent viewing activity and that the agent has been working hard and putting marketing resources to the assignment. It is recommended for you to discuss together with the agent and assess where things can be better done in your preferred way. After all, he/she has spent quite an amount of resources and effort to assist, so you may want to hear him/her out first. Hi, due to the market sentiment, it is normal for a seller to take a longer time than usual to dispose off their unit. And it also really depends on the location, remaining lease as well as the unit condition. I have personally sold a few units in less than a month while some other units took me close to 6 months. In any market, the value of the house is usually only as good as what the buyer is willing to make an offer for. Given that your property is already in the market for over a year, there is definitely a need to do a thorough review of this sale process, whether is it a case of under performance by your appointed salesperson, over-expectations in terms of price as a seller or is it a unit issue? I suppose since you mentioned that there was an offer, it is unlikely an issue with the unit or this issue can be overcome by adjusting the price.

Units that are facing main road, west sun, have ethnic restriction or below average maintenance issue, it will take some time to find a suitable buyer, depending on your asking price and requirement. Given the current market, I still managed to get my 4 room flat seller, located on mid floor, along Compassvale Bow, a buyer within 3 weeks of marketing, closing at higher than average transacted pricing.
