Understand that some town houses are eligible for PRs and foreigners, While in some new projects, town houses are restricted like landed property.

Have been told that such unrestricted town houses are now limited and are very good investments.

Please advice.

What advise would you be looking at?

You are right that in terms of investment potential, with limited supply, the value of such properties can be attractive if demand is high.

Key consideration is how do we determine demand in today's market when it comes to resale potential when family size is smaller, therefore there will be lesser households considering to purchase such units. Will it attract more locals (where they can purchase a proper landed with land title over strata title?) or will it attract foreigners where they are subjected to ABSD based on today's regulations.

The most attractive aspect in purchasing such properties for investment will likely be rental returns, since such project with full condo facilities will typically attract rental better than a brick and mortar landed house with little or no facilities at all.

Therefore you will probably need to do your due diligence in determining what could the rental demand be for such units, how readily it can be tenanted and how much it could potentially cost you in terms of maintaining the property over the years to determine how good an investment such property is.

The balancing act could be tricky but nothing is straightforward in current climate when it comes to investment. I don't think I have provided any form of advise which you are looking for but purely channeling in some considerations for you to take note of prior to further commitment.

Dear Sir/Mdm,

SPR and Foreigners are not allowed to purchase landed properties (with the exception of Sentosa). The number of approval given to SPR and Foreigner to purchase by SLA has also decreased and therefore these groups of buyers had to turn to town houses if they prefer to stay in a landed house.
