It depends whether do you require a housing loan and how much can you loan.

If you intend to apply for a 75% loan, your 25% downpayment will be minimum 5% cash and the balance can be a mixture of cash and cpf.

You will have to fork out stamp duty in cash first if you are looking at resale landed.

Do you have any requirements in mind for your purchase? So i will be in a better position to advise or propose suitable units.

1) Assuming there is no COV in this purchase and you are able to get the 75% LTV of this landed house at $3M.
2) You will have to prepare the following cash:
(a) min 5% down payment ~ $150k
(b) 20% cash and/or CPF
(c) Buyer stamp duty (~$104,600) and ABSD if applicable. You may apply for the remission if there are sufficient funds in your OA.

3) You will have to prepare cash for COV if the valuation of this landed is lower than the purchase price.
