the km away from the nearest mrt station for your HDB listings - how is it measured? is it the actual distance that one has to walk (say, by walking around any detours etc) or it is a simplistic straightline distance. btw, what do you considered walking distance and how near (in terms of walking distance as well as km) shd a hdb be to be considered near and "better" investment? tks

Hi.

Most people like to use straight-line distance because it is definitely the shortest (compared to e.g. walking distance).

However, walking distance is definitely the more accurate one. Most advertisers will nowadays advertise (e.g) "xx minutes to MRT only" rather than using distance.

I would say anything that is 10 minutes walk to MRT is reasonable. 5 minutes walk to MRT is a wow-wow.
