The following parties do not currently own any property.
If a son (single adult) applies for BTO with his mother (divorced) as the essential occupier, this makes the son the legal owner of the BTO HDB.

Question 1: Will the son be able to get housing loan under HDB if he exceeds the single ceiling cap of SGD 7000 but does not exceed the family nucleus ceiling cap or 14,000. (Assuming the son earns 10 k per month when applying the BTO)

Question 2: After the BTO is built and the Son and Mother moves in.
Assuming the Son is now married to a Singapore citizen and they have daughter together. Can the Son add the daughter as essential occupier and than remove the mother as essential occupier, without the consent of his mother ?

Assuming that this is a Singapore Citizen household, should the son be eligible to purchase a BTO HDB with the mother as essential occupier, then it is not considered as a single scheme, thus household income will not be based on $7,000.

Both owner and essential occupier will be required to fulfill the 5 years MOP. I am unsure if the son can remove the mother as essential occupier without the consent, but in this instance, where there is such a concern, the mother can also be a co-owner of the BTO in the first place at point of application.

Hi,

1) When you apply the BTO with your single mum, you are under the Public Scheme.
2) Therefore, the household income will be based on $14k instead of the $7k under the Single Scheme.

3) You do not need to indicate who is the essential occupier after marriage.
4) Once you add your wife and daughter to the occupier list, your wife will be automatically became the essential occupier. You can do your submission via the MYHDB without being physically present at the HDB branch office.
5) The system is set in this way to protect a married woman.
6) Under normal circumstances, there is no difference between an occupier and an essential occupier.
7) It is only when you sell your BTO, only the essential occupier will need to endorse the submitted resale application.
8) And as an essential occupier, she cannot buy any private residential property during the MOP.
9) The MOP won't be reset even when there is a change of essential occupier in the middle of the MOP.
