The condo which I've just recently bought comes with a tenancy agreement expiring 31 Jul 2009. Upon the ceasation of this agreement, how should I return this security deposit back to the tenant? Can I inspect all the inventories to my satisfaction before returning them the deposit? What is the usual practice like?

Hi Rodney. Upon the end of tenancy, you should go down to inspect the condo itself to find out if there are any defects caused by the tenant. If there are no defects, or after the defects are rectified by the tenant, should you return the security deposit back to the tenant.
