Single 38 female interested in buy a 3 room flat near West area (Jurong West, Bt.batok, CCK, Westcost etc...)

Heard that there is a 20% downpayment, how does this 20% downpayment come from? I am very very tight in Cash....would like to know more Beside COV cash is there any other cash needed??
