Single, 35, earning above 5k per month wanted to buy a HDB. Viewed for 2 months and realised that cov was so high. Since cov was so steep now, thinking of buying an EC, can I buy an EC under Single scheme?

Yes,

If you have a lower cov budget,you should consider units with 'Selling' constraints and limitations. You will have advantage in buying. Engage an agent who can assist and confirm your financial planning. The S&P process needs careful and confident planning in financial and timeline especially with HDB, CPF, bank and lawyer etc.Recently my client bought a condo while 'holding on' to a HDB flat and they need the 'funds' for the condo. Assuming that you are SC, you are not eligible to purchase new EC, under single scheme.
Depending on how much CPF you have, you might be able to purchase resale EC, that's more than 5 years old. As for the resale HDB unit, depending on how much cash you have at hand, what size you prefer and which area you are looking into, you may still get a unit with COV of around $20k to $25k.
It will take some time as I have just closed a Pasir Ris 4 room flat, for my buyer, at $18k COV, which is on level 6.
