Since HDB valuation can only be done after given OTP, can anyone advise how to access the value of the flat when viewing? For example, in the same HDB block, a low level 3 flat well renovated for immediate move-in condition with limited view compare to a high level 11 original condition flat with good view. How will the valuation value different between them? Thank you.

Hi, in order to have a rough valuation of the unit, you will have to get access to the recent transaction of the same block as well as those surrounding it. And yes, higher floors will tend to obtain a higher valuation and usually it will be between 10k to 50k in difference.

I guess this is where agents can value-add with their inputs since our experience of viewing various houses and estates will come in handy. To add on, we also use comparable data around the area so to try to derive an approximate valuation for the property. In a way, the transaction will be more smooth since if you over-offer for a property, you may find yourself torn between paying COV or backing out and losing the option fee, resulting in precious time and resources wasted.
