Dear Sir/Mdm,

It depends on your objectives and what you are buying. If your current property is a private property and you intend to buy another private property then it will be wiser to sell first before buying because you will not need to pay any ABSD. However, if the next housing is a HDB, you can buy first if you have the financial means.

For most of my clients, I will plan the sale and purchase concurrently with the sale first so as to avoid paying ABSD and also minimise the cash outlay for the purchase. However, it is important to plan the timeline carefully so that you do not end up in a situation that you have no place to stay.

Situation differs:

Finances - If you require the return of proceeds from sale to finance your purchase, then it is obvious that you will need to sell first, therefore I am assuming that you have the necessary finances to proceed with purchase first to be asking this question.

Niche - Depending on what you are looking out for next, where it could be a shortage of supply therefore if you sell first, where are you going to stay next? This is very much a chicken and egg issue, that when you found a place you like, you may not be able to dispose your existing place in time.

The key here will be to negotiate for a deal that allows you to stay on after sale completion while you simultaneously work on the purchasing aspect. In this way, you will have better idea on what is available for your selection, from price point to conditions of unit that you can also plan out your timeline for your sale and the extension required thereafter completion of your sale.

Hi,

1) There are people doing both methods; sell first buy later, buy & sell together.
2) Personally prefer the 1st method because there is less pressure and able to make a logical decision rather than an emotional one.
3) Rent a place while doing searching at ease, buy without the pressure of no place to stay and worry about extension requested by the seller, not enough time to do renovation, etc. I'm also able to very sure how much budget I have and confirm I wouldn't face any difficulty in committing the buying.
4) The disadvantage of doing so has to pay a one-year lease and shift twice.
