Hi,

With current slower market sentiment, it will be prudent to secure a buyer for your unit first before committing to another unit. It also depends on your timeline and plans, if you need a unit with specific requirements, sometimes there is not much option. We can do both the sale & purchase concurrently.

If agreed price is higher than valuation, the positive difference will be cash over valuation, which means this amount has to be funded by cash. Your loan will be based on the valuation instead. That's where our professional inputs can value-add, so you don't over offer or sell at too low a price.

If you have another place to stay ie with your relatives after selling your existing home, you may sell first.

If however you do not have a place to stay after selling your existing home, than you should buy first. In this case, you must have the necessary finance.

Evening,

In general, it would be better to sell first and buy later. However, if you do not require the funds that's locked in your current unit, you can still opt to buy first. With the assistant of an agent, you can have an estimate on the valuation figure and place your offer accordingly to that.

Probably you can share more information with me so I will be in a better position to advise you whether to buy or sell first or is it possible to do both concurrently.

Btw I will usually advise my client to sell first based on current slow moving resale market. If you rush to buy first, you will definitely rush to sell at a not ideal sale price.

But if you are financially capable to buy first, please go ahead. As you will still have ample to dispose off your current HDB. You are required to dispose it within 6 months from your purchase completion.

If not, we have to see whether can we time both transactions to perfection so you dont have to worry about temporary accommodation.

Hi Sir/Mdm,

My personal opinion is to sell first. This is because in view of the current sluggish residential market condition, it will be easier to buy a unit as compared to selling. It is a buyer's market today with plenty of available units in the market to choose from. There is no lack of options when it comes to buying currently unless you are looking at specific clusters.

If you were to buy first, then you may faced pressure selling your existing unit within an existing timeline and therefore may not be able to secure the best possible price for your unit.

The buyer may only be able to apply for valuation after a price is agreed upon. The amount which is above the valuation will be Cash Over Valuation and need to be paid in cash. Therefore it is important to find out the estimation of the valuation of a flat first before committing to a purchase.
