Hey bro, a few things to take note here.

If your fiancée isn’t a PR yet and you’re buying under the Single Scheme, you can still apply for an HFE and use your First-Timer CPF grant — but the grant amount will be lower compared to buying as a couple under the Fiancé-Fiancée Scheme (which needs her to be at least a PR). Your DRS status won’t affect your HFE directly, but your income and any existing property ownership will be considered.

Best to plan out your approach depending on whether she’s applying for PR soon, or if you intend to proceed solo first.
